Job Description

Public Storage is looking for a Leasing Manager would be responsible for development and execution of a wireless/cellular program for the company's 2,800+ locations.

Responsibilities:

  • New business development - Cultivate key industry contacts on a national and regional basis
  • to maximize awareness of the PS Portfolio.
  • Establish and maintain relationships with the top four industry leaders (VZW, T-MO, AT&T, 
  • DISH Wireless). 
  • Maximize marketing of all PS owned properties as target locations for the cell carriers.
  • Update weekly status reports on leasing deals in progress and status of tower/wireless build
  • outs for fully executed leases.
  • Prepare and provide monthly forecasts of future income.
  • Identify any new business opportunities with prospective tenants for PS assets through contacts, research, cold calls, meetings, and presentations. 
  • Actively market all existing and projected PS assets to carriers and other prospective tenants such as tower operators ( Crown Castle, American Tower, SBA Communications). 
  • Initiate and coordinate the Leasing application process with the customer including assembling all lease documentation required and provide to lease administrator.,
  • Negotiate and finalizing the tenant lease to ensuring a smooth and efficient process for PS and the client. 
  • Develop and nurture customer relationships by identifying requirements, anticipating and resolving problems which may include attending development meetings. 
  • Monitor and communicate metrics with tracking tools and reports as required including updating leasing activity weekly and providing forecasts. 
  • Coordinate and schedule any internal meetings needed to keep project on schedule and identify any issues with operations which may require early problem resolution. 
  • Identify and follow thru on any new build opportunity with customers including performing or coordinating initial site acquisition activities, inputting and providing all data and forms to generate decision making, closing the deal with the customer, and close out as required. 
  • Gather and provide to the company and peers information from the industry and field that can be used positively for pricing, acquisitions, forecasts, and other activities affecting PS business. 
  • Secure Renewals on existing Lease agreements, submit the necessary paperwork for review by VP and gain approval to proceed with leasing process based on obtaining an increase in the current lease fees. 
  • Work with all vendors and carriers on amendments and agreements, so that they can be reviewed, approved, signed and processed.
  • Manage Wireless Leasing project manager on all projects, keeping paperwork flow and revenue generation moving forward.

Qualifications

  • Must have existing book of carrier/tenant contacts
  • Able to identify new leasing opportunities for the company’s assets and new build
  • opportunities.
  • Skilled negotiator able to maximize new and renewal cell revenue.
  • Experienced manager who is capable of overseeing a $26M dollar existing cell
  • business on behalf of PS
